Project Description: A multi-phase conglomerate located on a 200 acre parcel. Estimated to take 36 months, the project will transform 125,000 sq ft of raw land into a mega private compound consisting of a 14,000 sq ft Smart House, guest houses, a man-made pond with docks, tennis and basketball courts.

"Unique" is an understatement when it comes to RDL Enterprise's involvement with this compound. It began when the owners asked the RDL team to join them on a pre-design and project planning campaign. We started with the architectural expression of the compound and developed preliminary construction plans which involved working with local government officials and engineers for the state of New York, along with the New York State Electric Company. The compound's concept is based on cluster housing.

The project is divided into three major components-the site, guest houses, and the main dwelling, all of which function in harmony with each other.

Guest housing clusters, placed around a man-made pond that has boat docks to accommodate outdoor sports including fishing and swimming, create a balanced relationship with nature that maximizes the beauty of the landscape. Other amenities are tennis and basketball courts.

The main house, a highly technical "Smart House," is designed as a multi-story building with roughly 14,000 square feet of living space. The first and second floors provide grade level access as the building is tucked into the natural topography.

The building consists of a gathering hall, large assembly rooms, break-out rooms, library, gymnasium, spa & sauna, children's areas, restrooms, storage and a state-of-the-art mechanical equipment rooms, multi-faceted grand theatre, and a custom designed wine cellar. All levels of the home are handicap accessible with elevators.

Safe, secure, sound and green are the norm rather than the exception. The standards have been raised.

Safety: The main building is a "Smart House" with a unique security system not found in many comparable dwellings. The system can be controlled off-site from any computer. Heating, cooling, fire and smoke detection are all managed through a central "brain" in the structure.

Security: All systems are secured with backup generators.

Sound: Entertainment & audio systems also under Smart House control.
Green: An energy efficient, geothermal system is just one of the many "green" programs implemented.

The landscaping, which includes patios and walkways created with tons of natural stone, will make even Mother Nature jealous.
